The short-term rental difference
A home for sale is photographed once, for a buyer who will walk through it before deciding. A rental is booked again and again by guests who never see it until they arrive. For them, the photographs are the only walkthrough. They decide from a grid of thumbnails on a phone, usually in a minute or two, and they compare you against the listings beside you.The biggest difference is what the photos are supposed to help someone decide.
A residential listing mostly needs to explain the layout and condition of the home. A short-term rental also needs to sell the stay, so details like the beds, workspace, coffee setup, view, pool, parking and nearby amenities matter a lot more. The set has to answer the practical questions before a guest sends a message: where everyone sleeps, how big the kitchen is, whether the hot tub is private. And it has to be accurate, because a guest who finds the place they saw in the photographs leaves a better review than one who finds a smaller room.When you shoot real estate, you're typically shooting the house and the space within the house trying to show buyers the potential.

INTERIOR & EXTERIOR
This is the core of every listing: each bedroom, bathroom, kitchen and living space, plus the front of the house and the yard. We shoot each room from the angles that show its real size and how it connects to the next one, so a guest can walk the floor plan in their head. Verticals stay straight, windows stay readable, and colors look the way they do in person.
STAGING & DETAILS
Wide shots show the room, but details show the stay. A folded throw on the reading chair, fresh towels, the coffee station, the good knives in the kitchen: these are the small things that tell a guest someone thought about them. We photograph the textures, finishes and hospitality touches that make your place feel cared for.
SUNRISE, SUNSET, & Golden Hour
The hour after sunset is when a house glows. Porch lights come on, the windows turn warm and the sky goes deep blue. A twilight exterior is one of the most effective lead photos a listing can have, because it looks like coming home at the end of a good day.
Drone Photography
Some properties make more sense from above. A lake cottage near Whitmore Lake, a farmhouse outside Chelsea or a cabin on a few wooded acres tells a different story when guests can see the shoreline, the trees and how far the nearest neighbor is. Aerial photos show the setting, not just the structure.
Lifestyle Shots
Lifestyle photos show people using the space: coffee on the porch, a family around the dining table, someone working at the desk with the window light behind them. They help a guest picture themselves there, which a photo of an empty room can't always do.
Community & Neighborhood
Guests aren't only booking a house. They're booking a week in Ann Arbor, a weekend in Ypsilanti or a fall trip up north. We photograph what's nearby: the walk to Kerrytown, the Depot Town brick, the Huron River trail, the farmers market, the coffee shop two blocks away.

Parents coming to see a student at the University of Michigan or Eastern Michigan want something that feels more like home than a hotel room. Move-in weekend, family weekend, graduation and football Saturdays book up months ahead, and families compare listings closely. They look for enough beds, a real kitchen, parking and an easy drive or walk to campus.
We make sure the photos answer those questions directly: how many people each room sleeps, whether the dining table seats everyone, and where the car goes. A neighborhood shot or two showing the route to campus helps parents choose you over the hotel by the highway.
Patients and families at Michigan Medicine
Many guests come to Ann Arbor for care at Michigan Medicine, sometimes for a few nights and sometimes for weeks. They're often tired and stressed, and they want a calm, quiet, clean place close to the hospital. For these guests, clear photos are a kindness. They need to know about stairs, bathroom access, a comfortable place to rest and how far it is to the medical campus.
We photograph these rentals with care and plain accuracy: step-free entries, walk-in showers, first-floor bedrooms, blackout curtains, a quiet reading chair. When a family is already dealing with a lot, knowing exactly what to expect is one less thing to worry about.
Work retreats, remote work and getting quiet
During the pandemic, a lot of people learned they could work from almost anywhere, and many of them never stopped looking for a quiet place to think. Small teams book houses for planning retreats. Writers, researchers and remote workers book a week away to focus, get some space or reset.
These guests want to see the desk, the chair, the window and the Wi-Fi speed, not just the bed. We photograph workspaces the way they'll be used, with good light and nothing in the way, and we show the quiet corners: the deck, the trail, the view from the window at the end of a long day.
Game days and big weekends
Michigan football Saturdays, the Ann Arbor Art Fair in July, EMU homecoming and spring commencement fill every bed in town. Groups book early and want to know how many people fit, whether there's room to gather and how far it is to the Big House or downtown. We photograph shared spaces to show capacity clearly: the living room with every seat visible, the bunk room, the big table, the backyard for a tailgate cookout. That helps groups book fast and helps you earn event-weekend rates.
Medical travelers and people between homes
Traveling nurses, visiting doctors, researchers and families relocating to the area often book 30 days or more. They're looking for a place to live, not just stay. Laundry, storage, a real kitchen and a proper desk matter more than a pretty lead photo.
We shoot mid-term rentals with that in mind, including closets, washer and dryer, pantry space and parking. Good photos of the practical things help you land longer, steadier bookings with fewer turnovers.
Lakes, fall colors, and up-north getaways
Every October, people drive in from Detroit, Chicago, Toledo and Columbus to see the maples turn. They want a cozy base: a fireplace, a porch with a view of the trees, a kitchen for cider and a big breakfast before the orchard. Photos that show warmth and a bit of the landscape outside the window do most of the selling here and we can time a shoot for peak color so your listing carries those images all year.
Summer in Michigan means lakes, docks and long evenings outside. Guests heading to a cottage want to see the water, the swimming area, the kayaks and the fire pit, and how the house sits on the land. We pair drone and golden-hour photography with the interior so guests understand the whole property. We'll travel for rentals across the state. Just tell us where you are when you reach out.
Staging your rental
A little preparation goes a long way. The best staging looks like the moment a guest walks in: beds made tight, towels folded, counters clear, blinds open and every lamp on. Before the shoot we send a simple prep checklist covering personal items, cords, trash cans, fridge magnets and the cleaning-supply bin under the sink. On the day, we fine-tune each room ourselves, straightening pillows, moving a chair out of a doorway and adding a few finishing touches from our own kit.
We also shoot to the platforms' own rules so your photos go live without trouble. Airbnb asks for landscape photos at least 1024 × 683 pixels, clutter-free rooms and clear views of accessibility features like step-free entries and wide doorways. Vrbo requires at least six unique photos and rejects images with watermarks, borders, text, collages or black-and-white filters. Both expect photos to show the property as guests will actually find it, which is how we work anyway. We deliver full-resolution, horizontal, unwatermarked files that work on both platforms and on your own website.
Making it feel like home
The rentals people remember have a point of view. Maybe it's the record player and the stack of vinyl from the shop on Main Street, the mid-century chair you found at an estate sale, or the local map on the wall with your favorite taco spot circled. Those things tell guests someone real lives behind the listing, and that someone cares whether they have a good time. We look for that character and make sure it shows up in the photos.
We also bring the place into the picture. A Zingerman's bag on the counter, a Michigan-made blanket on the bed, a view of the Huron River through the window, or the brick storefronts down the block all say "you're here, not anywhere." If you want to be in a photo or two yourself, a friendly host at the door can make a listing feel warmer than any furniture can. Either way, the goal is a stay that feels personal before anyone arrives.
Pricing
Every rental is different, so every quote is too. Price depends on square footage, the number of bedrooms and bathrooms, outdoor spaces and amenities, travel distance, and which add-ons make sense, like drone, twilight or lifestyle photos. We can price by the photo, by the property size, by package or at a day rate for property managers with several units. We'll suggest the simplest option for your situation and tell you plainly what you can skip.
Good photos usually pay for themselves quickly. If your shoot costs $500 and your nightly rate is $175, about three extra booked nights covers it. We can't promise those nights, since price, reviews, location and season all play a part, but clear photos are the first thing every guest judges. Your fee includes a license to use the photos to market that property on Airbnb, Vrbo, Booking.com, your own website and social media for as long as you host it. Paaause keeps the copyright. If a property manager, builder or brand needs broader use, or the property is sold, we'll write a simple extended license.
Sample price: A two-bedroom, 1,200 sq ft rental in Ann Arbor or Ypsilanti, with 30 to 40 edited photos covering every room, the exterior and a few neighborhood shots, starts at around $450. Twilight and drone are quoted as add-ons only if they help your listing.
Why Paaause
We start with a conversation, not a package menu. Before the shoot we ask who books your place, what they ask about most and what your current photos are missing. Then we recommend only what will help. If you don't need drone, twilight or lifestyle photos, we'll tell you. We're not here to upsell you. We want you to come back when you buy your second property, and to send your neighbor our way.
On the day, we take our time. We bring our own staging kit (linens, greenery, candles, books, small props) and adjust lighting and furniture until each room feels calm and inviting. Our background is sixteen years in architecture and building, so we notice what most people walk past: the grain in the floor, the way light moves across a room, the craftsmanship in a staircase. Those details are what make a listing feel cared for.
The work doesn't end when we leave. Each photo is edited by hand, one at a time, with hand-blended exposures instead of one-click filters, so the windows, colors and shadows look true. Nothing that's actually there gets hidden, and anything we add for the shoot is pointed out. For your own website or Google Business Profile, we deliver photos with descriptive file names, alt text and captions written for search. That helps your rental show up when someone types "short-term rental near Von Voigtlander Women's Hospital" or "quiet cabin for remote work in Ohio."
Deliverables
You'll get a private online gallery with every edited photo, usually within [3–5] business days. Each image comes in two sizes: full resolution (4000 pixels on the long side) for print and your own website, and a lighter web version sized for Airbnb, Vrbo and Booking.com. We also include crops for social media: square and 4:5 for Instagram, and 16:9 for Facebook and YouTube covers. Files are clearly named by room so uploading takes minutes, not an afternoon.
We also send a suggested photo order for your listing, with the strongest image first and the rest arranged to walk a guest through the house. On request, we'll add short captions and alt text for each photo. We keep your originals on file for 24 months, so if you lose a file or need a new crop next season, just ask.
